Mold Remediation / Removal Procedures

Mold Remediation Containments

One of the most important procedures in Mold Damage removal or mold cleanup is containment of the affected area or areas, This ensures the Mold spores aren’t spread during the removal process

A variety of Mold Remediation Methods are available for Mold Damage cleanup to building materials and furnishings caused by moisture intrusions or high humidity issues. The specific procedures or group of methods used by Remediation Companies will vary depending on the types of material affected and methods they use.

Please note that there are some procedures used for Mold Remediation that are not covered in the ones below, this is just a quick over view of procedures used during Remediation to help our customers better understand the mold removal process.

Containments

Here the room has been sealed off by a zip wall of 6 mil fire retardant plastic with a zipper installed to stop cross contamination to the rest of the home. The Air conditioner downstairs was disabled & registers covered.

 During the mold removal process the Air conditioner shouldn’t be running until the Mold Removal process is complete.

Negative Air

Negative air machines are another important step in the Mold Removal and Remediation process, This machine is used to pull fresh makeup air from the other side of the containment area thru a filter installed to clean the makeup air as it enters the containment. The air is then pulled thru the mold damage areas during the remediation, then exhausted out the Window via a duct system, maintaining a 4 air exchange per hour rate during the mold damage cleanup.

• Sanding / Blasting Remediation method •

Once the Mold Damaged materials have been removed such as drywall, baseboards, and other types of wall coverings are removed and metal / wood stud, furring strips, floor & roof rafters are exposed, it needs to be sanded to remove the surface mold & the roots of the mold that have grown into the wood as you will see in the pictures below. After all the Mold is removed then it’s time for chemical treatment to insure that the sub surfaces are completely free of mold spores & roots. After all the Mold Removal steps are done our technicians then encapsulate everything with anti microbial paints, Then it’s ready for clearance testing.

This Mold damage was caused by Window leaks, the Home owner noticed a musty smell, upon inspection this window was checked for water intrusion. Moisture readings indicated a High level of moisture content which indicated there was the potential for Mold Growth.

Here half of the studs & window framing have been sanded to remove the Mold from the pores of the wood.

Here all the black staining & mold damage has been sanded off and Hepa vacuumed. Now the Mold  Cleanup is complete

and ready for encapsulants to be applied to the sanded areas.

Damp Wipe method

Whether dead or alive, Mold is allergenic, and some Molds are also toxic. Mold cleanup can generally be perform on nonporous (hard) surfaces by wiping or scrubbing with our fungicidal solutions. Our technicians then speed dry all surfaces thoroughly to discourage further Mold Growth. Porous materials that are wet and have mold growing on them may have to be discarded. Since molds will infiltrate porous substances and grow on or fill in empty spaces or crevices, the Mold can be difficult or impossible to remove completely. Our team will carefully remove and bag all unsalvageable porous materials and remove them from the site carefully as to not contaminate non effected areas.

Hepa vacuums are recommended for Mold Cleanup after materials have been thoroughly dried and unsalvageable contaminated materials removed. Our technicians use HEPA vacuums in the final cleanup stages of the Mold Remediation Process, to remove any dust or Mold spores that may have settled inside the containment, on personal property, walls & floors. Our crew of mold damage experts take care to insure that all traces of Mold spores & dust are properly and completely removed during this stage of the Mold Remediation. In the case above our technicians used a Hepa Vacuum, paint brushes & a lot of patience!
